What was once an 6 to 8 inch divider with a railing is now a 27 inch sweat box, significantly downgrading owners views and property values. Owners railroaded when inquiring before it was too late.
BOD Member to fellow-concerned owner...
"We have an out-of-control Board and Project Manager."
BOD member to Extended Lanai Project Manager...
"The short wall blocks even more of the view and opens us up to lawsuits."
This below email is a response from a BOD member to an ELO who wrote several notes to many players expressing his concern over the new divider wall height, beginning well-before the construction on those walls ever began. The ELO only got an answer after they had been built and completely framed in. Outlandish behavior like this is running rampant on the Extended Lanai project and is going to cost every KMS homeowner a lot of money to correct.
One day later that same fellow Board Member who, to his credit, is genuinely concerned with the situation over the illicit divider wall construction fires off this doozy to the then Project Manager. One year later his prediction of inviting lawsuits is about to manifest. Investigators claim that this is just a small sample of the out-of-control behavior of the entire BOD and AOAO itself.

"The then Project Manager ignored ELO and Bylaw directives that they were to be rebuilt to the same specifications and configurations which existed prior to demolition. Yet the Board failed to stop this outrageous denial of owner rights diminishing owner ocean and beach views and property values".
Look at these monstrosities! How in the world could the AOAO have let this happen? Every unit on the 2nd and thrid floor has been impacted by this mess for months on end since September of 2020 and may be stuck with them for life if they do speak out against this behavior.
The lanai temperature was recently measured on a typical March Kona afternoon at 4pm...over 100 degrees Fahrenheit...in a partially shaded area. This was due to a lack of any air flow throughout the lanai.
